Nobody knows Chicago like we do. Chicago’s
building code and permit process is well known
for being stringent and complex. That’s
where we come in. We have dozens of Burnham Project
Managers in city hall every day pushing permits
and staying on top of the day-to-day changes so
you don’t have to. Here are a few of the
many approvals we secure for our customers:
Building Permits
Standard Process:
Suitable for
any type of project, DCAP conducts plan reviews
in-house, but additional approvals may be required from
Fire, Planning, and Office of Underground Coordination separately.
Self-Certification:
Primarily designed for interior projects with limited life-safety issues, but there is allowance for small proto-typical new construction. DCAP does a cursory review of submittal package prior to permit issuance, and requires more input by the Architect of Record than any other process
Developer Services:
Intended for “large
and complex” projects but recently expanded
to include almost any type of work, the city outsources
most of the plan reviews to pre-approved 3rd party
reviewers and creates a project-specific schedule
for issuing the permits.
Fast Track Residential Process:
Geared for residential projects up to 3 dwelling units.
Similar to Self-Certification in that the design professional
reasserts the responsibility for code compliant drawings,
in order to receive cursory plan reviews. There is currently no
training requirement associated with the program.
